What is a real estate joint venture?
A joint venture (JV) is a partnership between two or more parties to co-invest in a real estate deal. Typically one partner brings capital and the other brings the deal, expertise, and management. Profits are split based on a pre-agreed structure — often 50/50 on equity appreciation, with the active partner receiving a management fee.
How much capital do I need to partner on a deal?
This varies deal to deal, but most joint ventures I structure require a minimum of $50,000–$150,000 in capital. The capital covers the down payment (typically 20–25%) plus closing costs and initial reserves. Every deal is different, and I'm happy to discuss specifics on a call.
What returns can I expect as a passive partner?
Historical cash-on-cash returns on my deals have ranged from 6–12% annually depending on the asset and financing structure. Equity appreciation is additional upside. I do not guarantee returns — real estate investing carries risk, and I'll always share honest projections.
What markets do you invest in?
Primarily Calgary and surrounding Alberta markets. I'm bullish on Calgary fundamentals — strong migration, diversifying economy, and housing stock that remains affordable relative to Vancouver and Toronto. I occasionally look at other Prairie markets for the right deal.
How are the properties managed?
I work with a trusted property management company for day-to-day operations. As the active partner, I oversee the manager, handle strategic decisions, and report to capital partners on a monthly basis with a simple dashboard showing income, expenses, and cash flow.
Is this legal? Am I investing in a security?
JV structures in Canada can trigger securities law if not structured properly. I always involve a real estate lawyer to structure deals correctly and ensure compliance. I recommend all capital partners obtain independent legal and financial advice before entering any agreement.
